You bring the asset and the exit. The lender values the security and tests the exit — how certain it is and when it lands — and sizes the loan against both. Payments are commonly interest-only over three to twenty-four months, with the balance cleared in one payment when the sale, refinance or contract completes. If the exit slips, the loan does not: plan the timetable with room in it.
